when you check in they have a surprise for you and a wonderful SMILE. They did send us across the bridge (small foot bridge) Wicked cute. The room was good size. Very Happy with it. Bed was great. Over all the room was very nice. Loved the pillows on the CHAIRS. I liked being able to see my car from my room. And with the rain it was nice to have it near the door. Now for check out. The departing gift was ALSO surprise....Loved it and everything about this place.

The place is located in a nice location with cute shops and places to eat. The room was cute, clean and comfortable. Will def be back.

Unusual menu, very good food, but slow service when busy. We were not staying at the hotel, but did have dinner there one evening. There was valet parking, which was very helpful on a busy and crowded weekend. We did have to wait about 45 minutes, but two of us simply roamed through several of the quaint shops nearby and made some fun purchases! When our time was called for dinner, we were able to eat outside by the marina. What a view! The food was very good, but a little slow coming. I ordered the Baked Haddock and thought it was cooked to my liking. Two in the group picked the Chorizo Mac and Cheese and said it was very tasty. Another person enjoyed her Shrimp Taco and the last was pleased with the Shrimp and Scallops. The menu was really very unusual and offered some different choices. We would recommend the restaurant at the hotel, but be aware that there may be a wait and the service was on the slow side.

Boathouse is a disappointmen. Other reviewers wrote that this hotel is a restaurant pretending to be a hotel and I could not agree more. I only wish that I did more research before booking a 3 night stay. We booked the Harbor King with balcony and had to live out of our suitcases because there was no dresser in the room. The closet was extremely small so hanging clothes for 2 people was impossible. The bed linens always seemed damp each night and it isn't clear if they sprayed something on the sheets/pillows. There was no exhaust fan in the bathroom so condensation from showers accumulated on the floor. Parking is also a challenge upon arrival although the valet made sure that guests were given priority over restaurant patrons. The restaurant has positive reviews by others. We only dined there once so I will limit my review to the room itself. The complimentary breakfast is limited and front desk hours is open only on a part time basis. The positives---location. I will make sure I conduct more due diligence next time.

A Restaurant Posing as Hotel We have stayed in Kennebunkport many, many times. The B&B we stayed in for years was sold by the owners after 30+ years to a hotel chain. Consequently, we booked here as we were very familiar with the location and have dined in the restaurant on each visit. And that, the location, is the only thing it has going for it. We arrived just before 4:00 and were lucky enough to catch the front desk lady….as she was leaving. The desk is only open from 8:00 am to 4:00 pm. If you did need anything after these hours, you would be required to go to a sister property for assistance. In addition to exorbitant room rates, a $25 daily resort fee is charged. This is a far cry from a resort! If you want kayaks, bikes, swimming, or anything beyond sleeping, you are directed to a sister property. Our room was very small. So small, there was not room for any drawers. We were forced to keep our belongings in our suitcases, using the one provided luggage rack and the floor. I requested a second one, but that never happened. A large refrigerator was in the room taking up valuable space which would be better served to provide a place for clothes. The air conditioner was loud and noisy all night. The porch overlooking the water was tiny, but adequate enough for two small chairs without your knees touching …barely. The bathroom was the one bright spot with the room. It was updated and fairly large given the size of the living/sleeping space in the room. The housekeeping for the first night was good. We checked out after the second night. We have never experienced a “hotel” with this level of “service” for $600 a night.
