Disgusting place, over priced and not worth. LISTEN TO WHOEVER IS READING THIS!!! Do not go here! You're better off going to hilton or some other place. The place here is gross and unkept. There's bugs, dirty rooms, sewage smell, and just way more things that make what I paid not worth it. The whole family was not happy with what went down and the owners are negligent. Do yourself a favor to whoever is reading this and find another place. Only thing good is being on the beach but hilton also does. It's not worth the risk.

Great charm! Great staff! Steps from the beach! No crowds! Such a fun property with games & a variety of places to gather or hang out- hammocks, big dining areas, covered seating. Also each guesthouses has outdoor table and chairs plus all the toys, tents, & chairs you need for beach fun. Great staff & updated, very clean themed guesthouses steps from the beach. Loved every minute!

Darling (outside) & Dirty (inside) Wonderful friendly staff! Perfect beach location. The beach houses need a deep clean and updating (hair in shower, broken blinds, moldy cracks in bathroom, garage sale decor and furniture.) No WiFi inside beach house. Fun place for kids. This adorable place just needs some TLC on the inside. The wild bunnies are a fun highlight.

The Best Cocoa Beach Has to Offer! We have been to Beach Place Guesthouses 4 times now and I just booked a repeat visit for May 2024. Each and every time we have been treated like royalty AND family and have had a sampling of many different suites as they are all different! The Jeannie room was such a treat! The Coco Suite is also lovely. Any of the oceanfront are spectacular. The grounds are rustically enjoyable and essentially right on the beach (a 3 minute walk to the water). This place has a vibe all its own. The fact that we are (I think) on our 5th return should say it all. This is a sparkly gem of a beach hotel. Don't hesitate. Mary Lynn IS THE BEST! we LOVE her and she loves us ;) :D Berbel is just the cutest staff member ever. He and my husband are great friends <3

Wedding venue We were there for my nieces wedding so beautiful over looking the beach. The Beach place Guesthouse is very unique and clean, and a short walk to the beach! The parrot _ was quite the attraction whistling at you when you walked by so cute.
