Lovley and comfortable Our room was the first one on the first floor. It was clean and cozy . It was spacious for a couple had a wonderful bed and jacuzzi tub. I loved the pool. We both loved how everything was in walking distance.you are right beside the Ober tram, Bennetts and Davy Crocketts .

Overall stay. Kinda costly for what the room was. Granite there was enough room to move around in it but this complex is due for an upgrade. 612 dollars is what it cost for two days. And you could literally hear everything going on in the other rooms around you. But the room was cleaned really good before we arrived and the bed was comfortable. And it is within walking distance to everything in gatlinburg which is a huge plus so you don’t have to pay for parking!!

NOT AS ADVERTISED We booked one of the condos for our recent trip to Gatlinburg. The floors were filthy, the tile cracked, and no parking pass was provided. The bed was a full size and the mattress probably hadn’t been replaced in 10 years, it listed to the right and you could feel the bed coils in it. It made for an uncomfortable night’s sleep at best, and agonizing at its worst. Management is not onsite, the office is across town, and they don’t return phone calls.

Convenient Location but Condo was Gross The building is older but is fine and the location on River Rd in Gatlinburg, walking distance to everything is awesome. I will say that this condo is all the way down at the far end of the parkway/strip right before you head up into the mountains but you can still easily walk to everything or take the trolley. Check in was easy and there is free parking. That’s the good, the rest, not so good. Condo 311 I do not at all recommend. These condos are very very small which we knew but this particular one was so dirty looking it just needs to be gutted and redone. There are other condos in the building that are redone and look very nice from their photos but this one was pretty gross. The tile floor was very dirty. The carpet was a dark red but I’m sure it’s dirty too. The decor looks like it came from the Goodwill. The mattress on the sofa bed was awful. We didn’t expect it to be great but you would be better off sleeping on the floor if it weren’t so dirty. The wallpaper was peeling on the walls all over the bedroom. The bathroom is tiny and I kept hitting my arm on the wall when putting in my contacts. So if you choose to rent here just don’t stay in 311. It’s pretty awful. Giving 3 stars for the ease of check in, parking, and location.

What you would expect for an older place in Gatlinburg. This place is like most of the older motels in Gatlinburg. It looks nice and isn't run down but the furnishings are old and well worn. With that being said I did sleep well all three nights we were here. Having a large family I find myself gravitating toward condos more. I have stayed in many different condos in Orlando and Hot Springs but this was my first one in Gatlinburg. This one was by far the smallest. There was not a washer, dryer, or dishwasher. The location is great, easy walk to the parkway. However I was disappointed that inspite of its location it was one of the few on this road not right on the creek. The office is only open for check-in for two hours. They have two pools, an indoor and an outdoor. Didn't do the outdoor but the indoor was a nice large and deep heated pool.
