The Good and Bad of Las Brisas Condos The positive: Great location, stunning sunset views, easy walking distance to restaurants and Johns Pass, beautiful beach, shells galore, dolphins swim by plenty, lots of room on beach to spread out. The negative: Noisy. If you are going with a family and do not mind noise great! If not beware. Lots of teenagers who are out of control, no security to tell them to stop and parents are oblivious apparently. Can hear the street noise behind on Gulf Blvd in back two bedrooms and its loud!. The master bedroom is noisy from the beach. Not soundproofed at all. Can hear other tenants opening and closing their patio doors. Also unfortunately the red tide has now reached this area so how safe if the water to swim in? We saw a biplane spray the sky with chemical right over top. Guess you cannot get everything you want these days!

Las Brisas 504 Our party of 7 stayed in Las Brisas condo 504. 3 adults and 3 kids.The view was amazing, the location was great and the condo served its purpose. The pool area was great. It seemed they heated the pool on the weekend only. They have 2 grills but one doesn’t have an ignitor so bring a lighter. We lucked out that our parking was not located under the building as we had a 12 passenger van and we wouldn’t have cleared it. Be careful when walking around barefoot on the ground level. There were quite a few cockroaches. As for the condo itself it is in desperate need of updates and a deep cleaning. The decor was very eclectic in all the rooms. (80’s kitchen ducks in the bathroom) The master bathroom has many patch jobs and could use a fresh coat of paint. The water pressure in both showers were terrible. One of the guests staying in the condo with us has well water and the water pressure was less than that. If you have long hair I suggest you wash your hair in the kitchen sink. There’s no where to hang your towels in the bathroom off the bedroom with the two double beds. You have to lift the door in order to shut the door. The window in that bedroom is very thin so you can hear the traffic on Gulf Boulevard all day and night. If traveling with smaller children be sure they don’t lock the deadbolt on the outside of that bedroom door and lock you in. There aren’t many outlets in any of the bedrooms. The room with the day bed has a mason jar style light that is more like a night light. Be sure to turn the lamp on before you head out for dinner or you can’t see when you come back. The closet in that room was filthy and had candy wrappers and rotting nerf balls that we threw out. In the master bedroom the top drawers of the nightstands on both sides are broken. And the box spring is torn to shreds underneath. While lying in the master bed don’t look up. You’ll see all the dust stuck in the popcorn ceiling. The screen door in the master has holes and is bent so it won’t stay on the track. There is random living room furniture in the master as well as extra furniture in the master closet. Including a kids picnic table. The master bathroom faucets water is backwards which we were notified of at check in. The washer and dryer definitely need to be cleaned. The washer is off kilter and is very loud. Be careful when opening the dryer as it pours out sand and seashells and is full of lint. Don’t try to vacuum it out as the hose on the vacuum doesn’t suck up anything. The broom isn’t much better. There is no mop. Much of the kitchen utensils are broken as well as the plug for the kitchen sink. There are no steak knives. There is one bigger pot if you are cooking. When we arrived the coffee pot was disgusting. It had mounds of coffee grounds around the basket where the filter goes. It takes about a half hour to brew a pot so plan accordingly. Make sure you check your dishes before using them as a lot of ours were dirty. We washed EVERYTHING before we used it. The trim on the end of the counter by the fridge is broken so be careful with your pinky toes. There is no pantry for your snacks and non perishable food items. You have to leave them on the counter. The balcony door in the living area is extremely difficult to open. The balcony furniture is not comfortable at all. There are two chairs made out of PVC piping with some sort of mesh for the seat. DON’T SIT IN THE ROCKING CHAIRS! The paint comes off on your skin and clothes. There are no cushions. There are 4 camping chairs in the front bedroom that we used on the balcony. Between 7:00 and 7:30 there were lots of dolphins. And the sunset from the balcony is breathtaking.

Unit 102 This unit looks like 1980’s never took a bath… and still hasn’t! Filthy grungy outdated unit. Painted furniture isn’t chipped, it’s been rubbed off on the edges yeah that’s how old this place is. Inoperable bathroom fixtures and the one that worked has black mold coming out of it. The balconies sliding glass door takes two people to open and the master bedroom glass door lock is broken so you can’t open it. Broken furniture, cracked floor tiles, broken and duct taped refrigerator and an impossible to clean bathroom mirror with sea shells glued to it ! Who does this??? The people who own this unit don’t live in the United States so if you rent this unit that’s on you.

Las Brisas #305 - Beautiful views! Overall we thoroughly enjoyed our beachfront unit. The view was fabulous and hearing the waves was so peaceful. The unit was just as pictured in the listing. The furniture is comfortable. The kitchen is well equipped and we enjoyed the dual function (K-pods or basket) Keureg coffee machine. Trash disposal is simple with a trash chute on the 3rd floor. Communications from the rental manager were very good through the entire process. There is only one relatively slow elevator for the building. If you visit at a busy time you will be waiting on it. There are two supermarkets nearby, a Winn Dixie and a Publix. We enjoyed the fresh seafood from the nearby Rick's Reef _Madeira Beach, try their grilled grouper and calamari. The check-in process at a nearby TRS location went smoothly, however we had difficulty with the electronic door lock not opening when we arrived. The code had to be re-programmed from the office for us to enter which was definitely an inconvenience as it took about an hour. Suggest you do not take your bags up till you confirm the lock opens properly. You are only assigned 1 parking spot and the locations of the spots are totally random which makes it difficult to find your spot upon arrival. Your parking spot for Unit 305 is the 2nd space immediately on the left as entering the lot.

Family vacation unit #103 Las Brisas Unit #103 in and of itself was great for our family! It was a clean, fully stocked, well decorated, spacious, right on the beachfront property. Had everything we needed for a family of 5. Directly across the street are two restaurants - The Reef and Dockside Dave's. A few blocks down is the new Caddy's on the Beach. There are a couple of gas stations and a shopping center nearby, Publix is only a 5 minute drive. Only a little over a mile to John's Pass (we used FreeBeachRides bc it was so hot). Now for the not so great. The elevator in the building is unreasonably slow. We took the stairs even when carrying groceries because it was impossible to wait for the elevator. The pool capacity is 17 persons and there is no hot tub. No floats allowed in the pool as it is pretty small and there aren't enough lounge chairs to accommodate the amount of people. The unit is right next to the trash chute which is super loud. The noise level from the other units could be heard through the walls. The worst part for us was the extreme amount of tents that lined the beach front. The main reason we had for choosing a beachfront property is for the right on the ocean view. The balcony in this condo is perfect for that. However, there were so many large groups and from sun up to sun down folks set up tents that completely obstructed the beautiful view. Having coffee and watching for dolphins in the morning was not an option. I don't know if we picked a week that was overbooked or if they allowed guests and large parties but it was super uncomfortable to even sit on the balcony. I've added a photo from one of the days but this isn't even showing the worst of it unfortunately.
