Amazing family break Nothing but praise in this review.. This place is such a heaven. Great ocean & canyon views, all amenities are great.. The pools, the BBQ areas, the fire pits... The villas are amazing, very spacious & very well equipped... Staff are very helpful & friendly, the drinks at the pool bar are quite nice... I can go on & on. Quibbles? Very little... 2nd car cannot be parked near your villa. Please build more fire pits... That's it :) If you can, you must go to this place.. I will definitely go back..

Don't Ignore The Bad Reviews I was like you. I saw the gorgeous pictures, the proximity to crystal cove, and thought a few people were just overly picky or negative - so I booked anyway. Now, a week out from our disappointing trip, I wish I didn't. So now I'm saving you the trouble to tell you why you need to avoid this property. 1. Room selection: You should take it as an omen that you can't pick room or view classes, as a hotel guest you will inevitably be placed on a ground floor room in the middle of a dark hallway with a view of a fence, the kids pool, or if you're lucky, an empty footpath. Impressed by the lobby? Don't be. That's the only time you'll see that view your entire stay. 2. Guest Service: Hey, you don't like your room selection? The manager is going to lay it out for you like he did for me: "You aren't an owner, you aren't even staying seven days, so when it comes to rooms you are going to have the lowest priority." I mean, I guess I appreciate the honesty. But when I realized my first room was 22 steps down with luggage and kids in strollers (good luck if you have ADA needs like my family). I refused the first room and was switched, but I was warned that they ABSOLUTELY would refuse to switch rooms again - no matter what and it was reiterated to me with a text seconds after I stepped away from the checkout desk. Hoping for a late checking? The "late checkout" I was able to procure with my Gold elite status was 11 am. And by the way, you CANNOT use the pool after checking out. But you're welcome to use the rest of the resort. What part is that? The lobby? Because without a restaurant and no pool access, there is nothing else to do there. 3. Pools & Service: Just so you know, not a single pool has towel service, and only one of the three has food service. But what they DO have is people walking around asking for your bracelet because you CANNOT USE THE POOL AFTER CHECKOUT. And they mean it. Not that you could anyway since its impossible to find a chair at the main pool after 11 am. So you get to defend your chair from a pool attendant about every 40 minutes, but you can still carry your wet towel back down to your villa, thanks. The only hotel that is less accommodating with amenities on your day of checkout is a cruise - but at least on the cruise they feed you. 4. Towels: The towel situation deserves its own line. You get 8 pool Towels. They are in your room. If you lose one, you will get charged. If you want new ones, you need to bring the dirty ones back to your room for housekeeping to switch out (ps this is the only time you will see housekeeping). They won't switch them at the front desk, at the pool, or anywhere else. So don't ask. You'll see guests walking their wet towels all over the property as there is literally nothing else you can do about them. 5. Food wasteland: Hope you brought a whole load of groceries with you and enjoy cooking and cleaning on vacation. Because the only food option is at the main pool. That's it. No restaurant. No room service. And absolutely nothing within walking distance. Maybe you can eat at the cafe on the beach, but you'll need to take a shuttle to get there. 6. Zero housekeeping. You like staying in a hotel because you can relax, you say? Not here. Hope you like sand in your room, because there isn't even a vacuum for you to use. Broom it. But they WILL gift you with the worlds smallest shampoo and conditioner to use, and never replenish it, no matter how many days you are staying. 7. Text: What they say is "just text us" what they mean is "let us ignore you for at least half an hour and then just tell you to call anyway" Truly, skip this hotel. You're going to get more bang for your buck and an equal experience (with a better view) at an AirBnb. Plus no one is going to insult you for only being a hotel guest or only staying a few days or try to make you attend a timeshare presentation.

Owners are treated badly. Terrible customer service if you are an owner. No regard for making an owner happy with room location. They will ask you for your room request in advance, but be advised they have no intention of granting it. Extremely disappointed in Marriott experience.

Ew, so low class Never IN MY LIFE have I had a check-in experience like this. It was like a Disney World line. This is disgusting, I feel like I’m at a McDonalds. This place is a tacky, understaffed dump. Would never even consider staying here again or recommending it to anyone. Ugh. Live and learn I guess.

Lovely, with some flaws. My family has stayed at the Newport Coast Villas perhaps a dozen times. I believe I have always rated them five circles. Now I have dropped one, because the drinks at the pool bar continue to be terrible (how do you make tasteless Pina Coladas and Mohitoes?), as does the food. On the other hand, the facility is lovely, it now has 4-5 pools and the staff is very friendly and helpful. Marriott Vacation Club has also fallen down on its pledge to completely refurbish the units every five-six years. We have been coming to Newport Coast for over ten years and I do not believe the units have been refurbished. We will be back, but we will continue to find other places to eat and drink.
