Hopefully they go back to parking in designated areas and manager has help to maintain the pool. We have stayed here a few years, each room had a designated parking spot, starting last year the hotel decided you could park anywhere and this year when we checked in there was not a place for us to park. Signs say parking for guests only, others will be towed. We were there four days, witnessed numerous parking violations, but not one got towed. Pool was green, was not able to use. Location of hotel is great for access to the pier and rides.

Great motel Great location We just had the best time in old orchard beach. This Motel was in the heart of everything going on. The front desk person helped us with a couple of things that we needed. Faruk was a wonderful person to deal with very professional and get with hospitality. Would recommend this motel thanks to Faruk

Sleep in your car before paying to stay at this motel! When we arrived, the woman who checked us in (who was scrolling on her phone even as she asked us to repeat ourselves multiple times) didn’t care that there was literally no place to park. I understand it’s the 4th, but why weren’t they managing the parking spaces so guests that paid 300(?!!?!) for a night here could pull off the busy road? Thankfully, there was a second employee who started checking cars for parking permits and called a tow truck once he confirmed there were no spots for paying guests to park. It was clear that the room was dingy and dirty from the moment we opened the door, but we weren’t there long before we went out for the evening. When we came back, we noticed there was no remote for the tv, but we were willing to change channels manually. We turned the tv on, and there was just a blue screen with “no signal”. Other things we noticed when we got back to the room include that the bathroom ceiling has water stains from some sort of leak, the tub is horribly stained, and there is mold all along the edges of it. We walked to Rocco’s to grab a slice of pizza, and were thankful for the heavy police presence because otherwise it would have felt unsafe on the short walk between here and there. Some of that has to do with it being the 4th. Most of it has to do with the complete lack of any type of staff on site to manage all the people partying and screaming at each other and at people passing by. I mostly mention that it felt like it was unsafe because when we got back to the room with our pizza, the large window blind wasn’t fully closed. The cords that should raise and lower it were knotted and broken, and there was about a three inch gap between the bottom of the blind and the window sill. Now I’m in a room that’s dingy with no tv, and I should be sleeping, but feel so uncomfortable with the idea that any of the people that are outside partying / yelling / dancing etc. at 2am can see across both beds in our room. It’s dirty, it doesn’t feel safe, and the person whose job it was to check us in shrugged and refused to put any effort into ensuring the bare minimum, which was that we had a place to park and a clean and safe room. I don’t for one minute think they’ll care one bit about our overall experience, which is by far the worst one I’ve had in dozens of hotel stays over the years. The only people who should be staying here are the owners and managers so they’ll know how disgusting and terrible it is.

Would Definitely Book Again! I booked a weekend at the Mount Royal & would definitely book future stays there! The location is incredible! Right near the beach & all the restaurants/bars, walking distance to everything. The room was nice, clean, & as pictured on their website. The staff were very nice, & manager was helpful & accommodating. The price was a good value. My favorite feature though was the spacious community lounge room, very unique to any motel I’ve been to! It had windows surrounding most of the room so it had great views (good place to enjoy your coffee or to mingle with other guests). I highly recommend this place! I’d gladly book again!

Bit noisy, and nothing special, but ok for one night's stay Needed a place to stay for one night. Most the hotels nearby required 2-3 nights minimum, or were booked, so ended up here. Good location, right across from the beach and walking distance to lots of little restaurants, shops and the pier. Room was very simple, nothing fancy, but was clean. Same for the pool. It's a bit noisy, the Amtrak train is right behind you, the amusement park is right in front of you. But overall, worked for one night.
