Most delapidated hotel we ever stayed in We booked a last minute trip and this was the only place available in the Provincetown area. It was concerning to see that the rooms in the building facing the ocean did not have A/C, but I figured that a hotel could not ask an outrageous $600/night without offering a reliable alternative for proper ventilation during hot summer days. Unfortunately, we had to choose between being able to breath in a room with no ventilation or leaving the balcony door open for anyone on the same floor to be able to access, as the balconies had ONLY half partitions, therefore there was no privacy and frankly we did not feel safe while sleeping at night(attaching pic of the partial partition). After a first sleepless night we have asked if we could check out early given the reasons listed above as well as the fact that WiFi did not work(known issue by staff) and were told NO funds would be returned if we left. We will never ever return to this hotel and frankly to this area due to the bad experience we have had. I am astonished that this business is able to stay in business and keep a permit to stay open given the poor conditions it offers.

Dance club sex party for three... next door Broke all of my rules booking this place, but it was the last thing available this weekend (which should have said something in and of itself). There was a dance club sex party for (at least) three in the next room over, complete with with booming bass and deep voiced moaning that you could hear clearly through the paper thin walls. Fortunately, the kids slept through it at 6:00 IN THE MORNING. Front desk staff was super nice and adequately apologetic, but we just didn't want to risk staying the second night we'd booked' and the dilapidated grounds didn't compensate for the other downsides (including the odd electrical buzzing coming from the outdoor pool). Ultra disappointed.

Very disappointed Very expensive for what u get. For the same price u could get a much nicer place in provincetown and a 5 star at the jersey shore! Most important there is air conditioning only in the main building! Never stayed at a place other than a camp ground that didnt have air conditioning in every room. Beach is nearly unusable as its full of nasty seaweed that they apparently dont clean up. So beach front is pointless. The main bed is a murphy and the second bed is a sofa bed which as u could imagine is very uncomfortable. Spent a lot of time and money on coming to cape cod and this hotel makes it feel cheap.

It is what it is. Ocean view is a must have. Ask for an ocean view room, otherwise the low glamour of the place will make you hmmm regretful. Bring ear plugs or you won't sleep overhearing your neighbours through the wall. The Murphy beds in the studios are rock hard. The microwave oven was not working. Overpriced, but what isn't? Clean, and the most friendly cleaning crew.
