Do not stay here I will start positive. The people that work here are by far the best feature of this hotel. Part of this hotel is condos. The hotel lobby leaves a good impression unless you ask questions. I feel sorry for the nice employees because all they seem to do is apologize. The pool is only for condo owners/renters. There is no bar. There is no restaurant. There is no fitness center. No gift shop. No pantry. Some vending. They offer nothing except limited parking. The bedding is good. Air conditioning works but very loud. To get in our room door was like a police action... you needed to kick the door or hit it with your shoulder to get it open after using the key. This hotel sucks no matter the price. Not very clean. Peeling paint. Holes in the walls. Relaxation. Is just likely not to happen depending on your standards. I feel like I pissed away $900 for a lost vacation at least at the property.

Extremely disappointing Reserved a handicap accessible room for our 92yo mother. At check in, was told that there were no more available. After 3 trips to the desk for properly programmed swipe keys, we got into the room. No walk in shower and a low rise toilet. Maintenance was sent to local store to purchase a riser for the toilet and a seat for the shower. Leaving the hotel for dinner we discovered no wheelchair accessible ramps for getting onto the boardwalk. None! Only choice was down the steep entrance ramp and 2 blocks up the street to a city ramp. TV remote didn’t work, asked for fresh batteries, but different maintenance man took the entire TV with him and came back. No pool access for hotel renters as advertised. Front desk offered 15% off total bill. Waited out COVID for this?

Adequate hotel First I want to say we would definitely stay here again if the opportunity arose. Pros: the king bed was great and the room had everything we needed, including a microwave and small fridge. The hotel was at the very north end of the boardwalk so was quieter, and the boardwalk/beach much less crowded than closer to the central area. Mary and Carlos, the cleaning crew on 3rd floor, were attentive and amazing! Cons: no breakfast was provided, even though that is part of what we paid for. No indication or explanation was provided. (We stayed in a hotel elsewhere in the thick of the pandemic last summer and were at least given a bag breakfast with a granola bar, yogurt, and piece of fruit. It seems the Henlopen could have provided something similar.) Some parts of the hotel appear somewhat dated. The front lobby was fairly small and not very attractive. Our room AC sounded like a jet taking off so we didn’t run it at night. Other than a partial view from our balcony, there was only a very small and bare patio on the ground floor where one could sit and enjoy a partial ocean view. It had only one bench that didn’t even face the beach! (I suggested to the manager that more benches be added.) A lot of simple things could be done to make it more aesthetically pleasing. Also, there is no pool, if you were hoping to do some swimming, especially since the ocean was too rough to swim in during the 2 days we were there. Again, the accommodations were adequate for our needs. We slept well and thoroughly enjoyed the boardwalk and central business area where there were many very nice shops and restaurants. We would stay at the Henlopen again.

Wonderful hotel and staff! After reading one of the recent reviews, I was a tad hesitant about staying here, but once we arrived, I knew we made a great choice! Staff was very pleasant and helpful. Even got us an extra blanket within minutes at 11pm. The room was spacious, clean and not overly decorated, (huge plus!) Very relaxing and comfortable. Bath is a tad small, but the sink area is spacious. Plenty of towels, pillows, a keurig and even ice already made in the freezer. Only thing we could have used more of would be chairs. There were only 3 chairs on the balcony and one chair inside. Easy access to the beach and we had a really nice view. All in all, we will definitely stay here again. We love Delaware and Rehoboth Beach and having a hotel right on the boardwalk was simply wonderful!

Not what it appears to be! Based on the beautiful photos on the Expedia website, I booked a partial ocean view with a king bed room. When we arrived I requested a room with an ocean view if one was available and was told the hotel was completely booked and the partial view was the best they could do. The bathrooms IN THE PHOTOS all showed double sinks and the rooms IN THE PHOTOS were well appointed and large. The bathroom we got was tiny with a single sink and a mold stained tub. The room we actually got was on the second floor where our back sliding door, that was broken and could not lock, went out to the common area courtyard where people were constantly passing by our door. We had to step out of the room to see the ocean. And the curtains had to stay closed unless we wanted to be on display for people passing by our room. When we travel, I always check the mattress for bed bugs and while no bed bugs were found, staining from past bugs was found and there were small dead bugs found in the mattress. From a filthy tub and shower head to spider webs in the corners holding dead bugs, it was a most unpleasant first impression of the room. I called the front desk and was told once again that the hotel was completely booked and they could not help us. After seeing other things in the room that were disappointing, I went downstairs to the front desk in tears begging for another room as the hotel was so grossly misrepresented on the Expedia website. Miraculously, a room became available and I was given a keycard to go and look at room 605 to see if that was a better, more acceptable room. At least it was on a higher floor so that we could (kind of) leave our drapes open without people passing by and looking in. We still had to step outside and look to the right to see the ocean. Privacy is an issue in this hotel as directly across the courtyard are the condos which also have balconies. The second room we were given was a bit larger and had a double sink, still looking nothing like the photos that were posted in Expedia. The hotel is very dated and poorly maintained as far as updating and upkeep. A lot of rusty areas and new paint is needed. There was construction being done on the property so we woke up at 7:30 to the sound of super loud banging which was the sound of workers taking down scaffolding on the building next door. I have video of that as well. The first person that checked us in was very adamant about the hotel being fully booked and seemed annoyed when I requested a room with an ocean view and explained to me that I should have booked and "ocean front" instead of an "ocean view". When I went down again, there were two different staff members behind the front desk and they were much more accommodating and were genuinely empathetic. I think here name was Lauren and she was
